Wirral Waters developer submits planning application for a £3.5m amenity and arts hub

Peel Land and Property has formally submitted a planning application to Wirral Council to build a waterside retail and arts space to support the new community at Wirral Waters. The £3.5m development will provide local amenities and facilities for the business and residential communities developing at Wirral Waters as well as arts facilities and a waterside events space.

Known as Egerton Village, it will be located at Four Bridges, adjacent to Wirral Metropolitan College, the proposed new £6m No 1 Tower Road South office block at Tower Road, and the proposed new Maritime Knowledge Hub and close to the residential developments emerging along Northbank.

With waterside views across to Liverpool, Egerton Village will be a creative and community hub for visitors, students, businesses and residents. It will comprise of a dockside restaurant and bistro, small independent retail units, artists’ studios, a gallery, managed workspace and even a large public events space.

The waterside village has been designed by OMI Architects to reflect the Wirral and its quayside location on the harbour with views across to the River Mersey and Liverpool. It will also be modularly constructed, providing fantastic work experience opportunities for the Wirral Met College construction students.

Egerton Village will benefit from funding from the Wirral Waters Investment Fund. Because Wirral Waters is part of the Mersey Waters Enterprise Zone, the local authority can retain 100% of new business rates generated from tenants, but on the proviso that the rates are then reinvested back into the Enterprise Zone to create jobs, rates and new homes. This is innovative but necessary as it creates a recyclable fund which will benefit the area.

Richard Mawdsley, director of development at Peel Land and Property, said: “Our plans for Egerton Village focus on providing the facilities which lie at the heart of a thriving community.  It is designed to serve new and existing residents, students and local businesses as well as visitors.”

Nick Berry, Director of OMI Architects said: “The proposals for Egerton Village will create a vibrant place defined by an exciting and diverse range of uses and activities. The ‘Village’ concept will provide an opportunity for local businesses to contribute to Peel’s vision for this unique waterside environment and will help put the Wirral on the map as a destination for visitors from across the world.”
